Listing price, transaction price, and price per square metre are not the same data. A real-estate tool that mixes them can mislead. For every observation retain source, date, address or area at permitted detail, property type, area, state, and metric definition.
Do not infer missing data. If room count or size is unknown, flag uncertainty or exclude it from comparison. Street-boundary changes, property type, or comparison period must be visible to the user, otherwise a chart looks more precise than it is.
The system can summarise public data and identify trends, but it is not an appraisal or a recommendation to buy or sell. Customer presentation should include source, date, and clear limitations.
